
Decide what to retain, correct the cause of lawn failure and compare seed or sod with a complete establishment plan.
Define the goal and the reason for failure
Map healthy turf, bare areas, weeds and access routes. Note shade, water coverage, traffic and drainage. Decide what the finished lawn must support. Full replacement is not automatically justified by a rough percentage of brown grass, and new turf will not reliably overcome an unresolved site limitation.
Build the site-work sequence
Review irrigation repairs, debris removal, grade and soil preparation before ordering seed or sod. Identify buried utilities and private lines before excavation. Decide how existing vegetation will be managed and check any product restrictions affecting establishment. Put the sequence in writing so preparation is not omitted from an apparently inexpensive installation quote.
Choose establishment around the property
Compare suitable seed and sod using the intended use, season, irrigation and available aftercare. Sod provides immediate coverage but still needs rooting. Seed needs appropriate preparation and early care. Arrange who will water, restrict traffic and monitor the first growth. If those resources are unavailable, change the timing rather than proceeding with an incomplete plan.
Document scope and review progress
Clarify material details, areas included, cleanup, follow-up and any written warranty terms. Photograph the starting condition and milestones. Compare actual establishment with the care plan, and report issues promptly. Cost and recovery vary; unsupported local price tables, guaranteed completion dates and property-value returns do not replace a site-specific proposal.
